Maintenance Technician - Veteran Housing

Job Type: Full-time hourly/nonexempt
Job Description: Responsible for assisting in the repair, upkeep, and maintenance of our apartment complexes throughout the metro-wide area in addition to residential homes on an as-needed basis. This position requires driving a personal vehicle and/or company vehicle on a regular basis.
Primary Duties and Responsibilities:
The apartment maintenance staff is responsible for completing all service requests at the direction of the Operations or Property Manager.
- Perform general maintenance at MACV-owned apartment complexes, assisting with residential homes on an as-needed basis
- Assist with tenant move-out and move-in inspections, identifying any maintenance issues that need to be addressed
- Conduct quarterly maintenance walk-throughs in all units
- Catalogue maintenance requests from tenants and coordinates the repairs for the requests with a cost-effective approach. This can include getting bids for work orders, hiring contractors such as plumbers, and communicating the progress of the repairs to the tenant and staff. Help provide assistance to tenants to troubleshoot any property-related issues, including hiring and working with professional services, such as plumbers, construction workers, and HVAC professionals.
- Meeting vendors/contractors such as repair technicians at apartment complexes and our transitional and permanent supportive homes for routine and emergency serviced appointments.
- Documentation of all property maintenance/management actions into Salesforce, including any tenant/client interaction.
- Assist in reviewing Ring and DW Spectrum security camera footage to identify any activities not allowed by lease agreements/residential service program guidelines, tenant requests for safety concerns and to also proactively identify any health/wellbeing and/or safety issues [BP1] [NM2] with our tenants
- Work closely and communicate daily with all service care teams, and residential services coordinators to assist them with any and all property maintenance-related items
- Interact with tenants via text, email, and phone
- Troubleshooting and solving various maintenance issues, going into the apartment units and homes of our residents
- Assist in the preparation of apartments for occupancy
- Keep the grounds free of debris and trash
- Provide excellent customer service to residents
- Resolve electrical, plumbing, and appliance repairs, installations, service, and replacements in a responsible and professional manner that meets industry standards as needed by the apartment community
- Electrical circuits, receptacles, breakers, switches, and fuses
- Installation and minor repairs of appliances such as stoves, refrigerators, washers, and dryers
- Toilets, sinks, vanities, and disposals
- Minor carpentry repairs
- Minor painting and drywall repair
- Clearing drains and sewer lines up to 4'
Required skills, abilities, and experience:
- Valid MN Driver’s License
- Ability to work after or off-hours as needed related to property maintenance/management
- Ability to work in a high fast-paced and sometimes demanding environment that can fluctuate often from day to day
- Must be very flexible and able to shift work priorities on short notice
- Must be highly proactive, motivated, and take initiative to help identify areas where we can continue to make improvements in our housing/property management process.
- Effective time management and the ability to meet deadlines
- May require use of personal vehicle, milage reimbursed
Preferred Experience:
- 2 years of apartment complex maintenance and or handyperson experience.
- Experience getting units ready for section 8 inspections
- Additional preferred skills is an HQS cert to guide our rehab efforts and/or Lead paint cert as we have been purchasing building pre 1973 for the most part.
- Ability to juggle more than one project
- Strong verbal and written communication skills along with strict attention to detail
- Works well on a team but can function independently
- Veteran, or knowledge of veteran issues, preferred
- Proficiency in Microsoft Word, Outlook and Excel, Teams. Experience with client tracking or property management systems is a plus.
